SECURITY/DAMAGE DEPOSIT
1. A security deposit of $100 plus $100 for pet deposit is required to hold your reservation. We accept postal money orders, Cashier's checks, cash or personal check, or PayPal (if less than 30 days from desired date)for the security deposit and once it is received, it will be cashed or deposited and your dates will be officially reserved.
2. Upon your arrival, the security deposit converts to a damage deposit. If the following provisions are met, your deposit will be mailed within 14 days of check-out. If you fail to show for your reserved dates, the security deposit will not be returned. If you fail to pay off the balance as agreed, your security deposit will not be returned.
a. No early check-in or late check-out unless approved in advance.
b. No damage is done to the home or its contents, beyond normal wear and tear.
c. The home is left clean with items in their proper place and plugged in if you unplugged them.
d. No linens are missing. You will be charged for time and expense for replacing
e. BBQ propane is turned off and wiped down.
f. Please wash your dishes before you leave. You do not have to empty the dish drainer (but it would be nice). There is a $15 fee assessed for failure to wash your dishes.
g. VCR tapes and books are not missing or damaged.
h. Please strip the beds you used and pile the dirty sheets in the corner of the laundry room. If you have time to wash them, it would be so appreciated. You may leave them on the bed or the dryer.
i. With the exception of the towels you use the morning you leave, please wash and dry all towels you have used during your stay.
j. Leftover food must be thrown in the trash, put in the garbage disposal or poured down the sink. Please empty containers of liquid before throwing them away. It's ok to leave condiments or items that are not perishable in the house for others to use.
k. Turn off lights and appliances. Turn air conditioner to 75 degrees in the summer and 50 degrees in the winter.
l. Please make sure to turn all the alarms off on the bedroom clocks.
m. Please take your trash out to the trashcan, located on the side of the house.
There is a $15 fee assessed for failure to remove your trash.
n. Please make sure ALL doors and windows are locked.
o. This is a non-smoking home. Smoking is permitted outside only. You will be charged $100 for cleaning if you smoke in the house.
p. We do not have a yard available for your dogs, please take them to the bathroom across the street. Dogs are not to be left alone unless they are in a crate.

Please make sure you have cleaned up all evidence of your pet's stay.
There will be a $15 charge for us to pick up poo.
r. This is a non-smoking home. Smoking is permitted outside only. You will be charged $200 for cleaning if you smoke in the house.
PAYMENT
3. We accept payment by personal check, cashier's check, cash, paypal (for deposit if less than 30 days prior to arrival) or postal money order.
4. Payment in full must be received 30 days before arrival.
CANCELLATION POLICY
5. If you cancel your reservation less than 30 days before check in, you will forfeit all rent paid. The security deposit will be refunded.
6. If you cancel your reservation 30 days or more before check-in, there is a $100 cancellation fee, which will be deducted from your security deposit refund. All moneys guest paid for rent will be refunded.
7. The first day of the rental, there will be no refunds for any reason. No credit will be given for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather.
8. If concerned about the possibility of a last-minute cancellation, please purchase travel insurance for your protection. A few sources are TravelProtect.com, InsureMyTrip.com, TravelGuard.com.
RENTAL AGREEMENT
9. Upon receiving your security deposit and a signed/dated copy of the Rental Agreement and rules, a phone call or email will be sent confirming your reserved dates.
10. Once we receive full payment for your reservation, we will email you travel directions to our vacation home and the electronic code used to enter the house.
GENERAL HOUSEKEEPING
11. There are board games and book. Please keep track of the pieces so others can have fun playing the games as well.
12. When you arrive, the home will be clean and set up with linens and start-up supplies.
13. If you want to bring your pet, it must be approved in advance as a pet stay. There is a $15 per nighT/pet non-refundable pet fee. Guests who bring a pet or pets without approval and/or the required pet fee will forfeit their security deposit and may be evicted. Please do not leave pets unattended in the house without being in a crate. Keeping them outside is fine. If your pets are going to be on the furniture, please use the sheets provided. They are located in the top dresser drawer in the garage.
14. Check-in time is no earlier than 3:00 pm
(I am flexible if no one has rented it the day previous)
15. Check-out time is no later than 11:00 am the day you are scheduled to leave. Housekeeping must be able to enter the home at 11 a.m.
(I am flexible if no one is scheduled to arrive on your day of departure)
16. We will not be liable or responsible for items left behind, lost or stolen.
17. If you leave an item after checking out and wish to have it returned, call us as soon as possible. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.
ADDITIONAL TERMS AND CONDITIONS
18. If premises cannot be delivered to Guest on the agreed date due to loss, total or partial destruction of the premises, Hughes Vacation Rentals may terminate this agreement upon written notice to Guest. It is acknowledged that either party shall have no liability to each other except that all sums paid to Hughes Vacation Rental will be immediately refunded to Guest.
19. You must be 21 years of age to rent this home and provide proof of age at any time, if requested.
20. Our vacation home has a maximum occupancy of eight (8) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction and forfeiture of all security/cleaning deposit
21. House parties are strictly prohibited and are grounds for immediate eviction and forfeiture of all security/cleaning deposit.
22. Rates, terms and conditions are subject to change without notice.
23. There are no refunds for loss of use due to acts of nature, road closures, snow, ice, loss of electricity and any such other inconveniences owner of 'Nana's Nook' is not responsible for.
24. This is a non-smoking rental. You are permitted to smoke outdoors. Any violation of the smoking policy will incur a $100.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, additional costs will be subtracted from damage deposit.
25. If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges and will be required to pay the balance by money order or cash.
26. Any exceptions to the rules as written here must be approved in advance.
27. There are no refunds for loss of use due to acts of nature, road closures, snow, ice, loss of electricity, loss of use of amenities and any such other inconveniences.
28. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. Call us day or night if there are any issues so that we can rectifly the problem. Linens and towels are provided along with basic kitchenware and utensils. A starter supply of soap, dishwashing detergent, toilet paper, trash bags, and paper towels will be provided.
29. This vacation rental property and agreement falls under the legal jurisdiction of Josephine County Oregon; all parties agree that any dispute between them will be handled by the county where the property is located. Any claims other than that of non-payment by tenant, for rent or for damages, will be settled by means of binding arbitration.
30. Hughes Vacation Rentals, or their agents (Maintenance, landscapping, etc) have permission to enter the yard for the purpose of maintenance and repair during daylight hours.. If for any reason access to the interior of the house or garage is needed, guest will be contacted in order to arrange a time that works for all parties. If guest can not be contacted, Hughes Vacation Rentals has permission to enter the house to complete task.
